Victory South was created from the minds of Kevin Jones and Todd Leibl.  Being from Southern California and having done business in California for over 40 years, they knew that market extremely well. Expansion of the business has taken the team throughout the US, building and developing commercial and residential properties as far West as Hawaii, North to Washington State and as far east as Nashville, Tennessee. Realizing that real estate returns in the West have become very low, the team ventured out to the South and Mid Atlantic where they can obtain a reasonable return on investments.

Having National exposure, Victory South is always keeping an eye out for opportunities as they travel. In 2017 they saw a opportunity to create affordable housing for Americans in the cute town of Clarksville, Tennessee. That business has flourished and in 2019 Clarksville was named the Best Place to Live by Money Magazine.  While in Tennessee, the team realized that there is a booming economy in America's Southern and Mid Atlantic regions. As the world evolves, the partners wanted to have geographic and asset diversity.  They invest in strong economies with good metrics. Their thought was that these investments would be a good way to create income from many different real estate sources. From their vast experience in construction, development and property management they leveraged their team of professionals they had relocated to the South and started selectively investing in assets that would have multiple income streams and be more recession/pandemic resistant. Over the course of a year they had amassed a impressive portfolio of properties. As they continue forward, more and more friends, family, and friends of friends have shown interest in what they are doing. Before they knew it, they had a thriving real estate investment company with regular cash returns. Welcome to Victory Development South where we invest Nationally with a family approach!

Kevin Jones

Kevin Jones

Kevin Jones is President of Victory Development South an arm of The  Toiyabe Group, LLC, a Tennessee Company. Kevin leads this division primarily in NNN commercial real estate activites.

 

He is also the owner of ConsensYs Property Management in Anaheim, California, where he currently manages a growing portfolio of mostly multi-unit residential and various commercial real estate properties valued at over $300 million. ConsensYs, formed in 1965, today CPM manages nearly 2,000 residential units located within Orange and Los Angeles counties. Kevin and his investment partners have ownership interests in many of properties also managed by ConsensYs. These properties range from single-family homes to multi-unit complexes, some of which contain hundreds of units. In addition to ownership and property management, Kevin has been in the syndication business since 2015.  He has been able to help investors realize the dream of diverse real estate ownership through his syndication opportunities. 

 

In addition to his involvement in residential real estate management, Kevin is the  managing principal of Santa Maria BMW, Harley-Davidson and Honda. Multiple stores and associated properties have been bought and sold over the past twenty years, resulting in a multi-million dollar commercial property portfolio which spans from California’s Central Coast to San Diego.

 

 A Southern California native, Kevin grew up in Pasadena and graduated from Loyola High School. He earned a Bachelor’s Degree from Gonzaga University in Spokane, Washington and his Master of Business Administration degree from Chapman University in Orange, California. He is married and has 3 young children.

Todd Leibl

Todd Leibl

Todd Leibl has been in the building and real estate industry for almost 40 years. His vast experience in development and construction allows him to lead the Companies teams in a variety of  areas allowing for growth of the company divisions.

 

Todd Leibl started part time in the building industry while in College. Early in his real estate and construction career he performed a variety of assignments including customer service, estimating, purchasing, site superintendent and project management. After earning his degree in Criminal Justice he continued his education while staying in the building industry. Gaining experience from the construction side of the business he obtained his general contractors license in 1984. Many years have passed since Mr. Leibl began his career. Through this time passage he has become an expert in all areas of construction and the development business; from land acquisition to finance and from accounting to legal work.  


Todd Leibl started his education in real estate at home, learning from his father, a real estate attorney. His father spent his career as a full time attorney, specializing in Corporations and Real Estate.  Early on Todd Leibl worked in his father's law practice and picked up the contracting side from a client of his father's while building some small development projects. Eventually Todd Leibl took over and grew that company while adding several other companies to his credit. His projects can be now found in Southern California, Northern California, Washington State, Maui Hawaii, Tennessee and Utah. With many years in the industry, His primary companies have been involved  with over $300,000 million in construction, development and finance.

    "We've developed and built all types of projects for others but mostly ourselves; entry level homes and condos to high end custom single family homes, live/work units, retail and other commercial projects," Leibl says. "We provided architecture, project management and construction for a extensive program with Ethan Allen furniture stores of Danbury, Connecticut. We were their prime contractor/project manager for the Western States and consulted all through the entire United States. We have also been a pioneer for green building, starting with some basic starter homes to high end energy development”.  


    Leibl's dedication to the building industry is apparent. His lobbying efforts at the CA State Capital and in Washington D.C. are important for the industry. He has served in many capacities with leadership positions;

    Leibl’s states that his greatest challenge is the housing crisis that we are facing: “There is a great need for entry-level homes for our next generation. Sustainability and smart growth development is essential. Where is our next generation going to live; financially speaking and without being a burden on the environment “. 


    Todd Leibl, is a Southern California native currently residing in Newport Beach, CA. He has been married for over 35 years and has 2 Adult children.

Lars Dennert

Mr. Dennert has been involved in the building industry for over 30 years.  As President of Victory Homes, Inc. he is responsible for the Companies efforts in California with Construction and Real Estate. Mr. Dennert holds a California Real Estate Broker license and a California General Contractor's B license. 

 

Mr. Dennert currently manages the day to day affairs of the corporation including; risk assessment, insurance, accounting and technological office functions. He also supervises the property management division of the Victory team. Mr. Dennert has expertise in the forming and organization of corporations, partnerships and associations including not-for-profit entities including tax implications.

 

Mr. Dennert has been actively involved in the Building Industry Association committees and lobbying at the State level in Sacramento and National level in Washington DC. He currently sits as a Board of Director for a Non Profit Corporation he formed supporting environmental reform, education, protection of ocean habitat and fund raising for other not-for-profit agencies.

 

Dennert received a Bachelor of Science engineering degree from the University of Southern California in Computer Science with an emphasis in Aerospace Engineering.

Ryan Leibl headshot

Ryan Leibl

Ryan Leibl is a licensed real estate broker in the State California.  After earning his degree from San Francisco State, Ryan got his start as a leasing agent working for his father's new construction and development company. Ryan is a third generation real estate professional, with over 10 years in the business. 

Ryan has been a licensed realtor/broker selling  residential, commercial, multi family and including leasing and investing in California, Oregon and Washington. He has been involved with transactions exceeding $30Mil.  Ryan's expertise leads the team with purchasing ventures  for all types of commercial real estate investing.  

 

Ryan's focus is locating properties, overseeing lease up and marketing of residential and commercial properties throughout the South and Midwest as well as the Western USA.
 
As a Broker Associate with Nourmand and Associates in Beverly Hills, CA, Ryan provides general real estate and brokerage services to many individuals and investors for all types of properties.

Rachel Cushman headshot

Rachel Cushman

Since coming to Victory, Rachel Cushman works closely with the team in strategic planning and evaluating of new commercial acquisitions. Her duties include the reviewing of various real estate documents required, allowing the Company to purchase and sell real property; leasing and other related contractual matters. Rachel maintains a current direct participation in the Company’s transactional matters, including knowledge of various regulations and practices for commercial real estate.


Prior to her work at Victory, Rachel was employed by the Aquarium of the Pacific in Long Beach, CA.As a Dive Safety Officer, Rachel was responsible for over 200 scuba professionals, ensuring their safety at all times. Her duties included recruitment, training, management, administration, document creation, and the procedural implementation of evolving OSHA regulations within the dive department. Skilled in logistics, customer service, situational awareness, and the detailed oversight of critical data, Rachel’s ability to grow within that organization is what makes her a valuable and knowledgeable employee of Victory Development. Her awareness of the changes in our oceans supports the Victory team in being environmental conscientious in their endeavors.

Rachel earned a Bachelor of Science degree from California State University, Long Beach in marine biology, with a minor in anthropology. She is an alumni of the Alpha Phi Fraternity and national titleholder of Scuba Queen USA.
